Rental Property Information

CEACA Property Overview

  • All properties have two bedrooms and are unfurnished. They do not come with a fridge or washing machine.
  • Kitchen comes with an oven and induction cooktop only.
  • Bedrooms floors include modern, easy-care vinyl planking with roller blinds, ceiling fan and built-in robe.
  • The kitchen, lounge and dining area are open plan and come with vinyl planking flooring, roller blinds and a split system air-conditioner.
  • Our homes comply with the Livable Housing Guidelines Silver Standard.
  • We allow pets (conditions apply), however a pet bond will have to be paid. Roosters, chickens. livestock are not permitted and CEACA reserve the right to review suitability of other animals.
  • Tenants are responsible for their own electricity and water charges as well as maintenance of their garden/reticulation. CEACA maintain common areas, where present.
  • The properties are ‘as seen’ however it tenants wish to make changes internally or externally, they are encouraged to submit a Modification Request form for CEACA’s consideration. The costs for any modifications are the tenant’s responsibility.
  • The properties are managed by the CEACA Operations Manager with the assistance of a Managing Agent.

Social Housing Explained

Social housing involves some degree of rental subsidy and is an umbrella term for public or community housing. While community housing is run by not-for-profits like Housing Choices, public housing is owned by the state governments. Community housing providers are regulated by the state and hold specialist expertise in property development, property management, tenancy management and community development. The Department of Housing & Works works in partnership with private, government and not-for-profit sectors to deliver social housing across Perth and regional and remote WA. This includes:

  • Direct management of more than 36,000 public housing dwellings and approximately 8,000 dwellings in partnership with community housing organisations.
  • Managing approximately 5,000 properties for Government employees under the Government Regional Officer Housing (GROH) Program.
  • Providing housing for 112 Aboriginal communities in remote locations throughout the State.
  • Constructing new social housing and overseeing the maintenance and refurbishment of social housing properties.

Property Modifications

WA tenancy law says you need written permission from your landlord before making any alterations to your home.

We will approve modifications where we can, but we also need to make sure your home remains safe and in accordance with council regulations and relevant building codes.

Some common modifications we usually approve include the installation of handrails, satellite dishes, shelves, picture hooks or shade cloth.

Pet Allowance

In WA, tenants need to ask a landlord for permission to keep a pet. At CEACA, we understand the joy and companionship household pets can bring to our lives, and we will always approve pets where we can.

We will be guided by local government regulations and strata by-laws when granting approval for a pet. We will also consider the type and size of the property and the impact that having a pet could have on your neighbours.
